Buying and selling land requires the most imagination and the most specialized knowledge. Undeveloped land is often barren and uneven, so you must be able to picture what it could be much more than what it currently is. 

When buying or selling parcels of land, It is imperative to work with an agent that is well-versed in the relevant Zoning and Land-Use Restrictions governing your piece of property. This will help determine its potential for development in different sectors, which greatly influences the value and potential market. 

For example, Latah County is very protective of its fertile farmland. If you unknowingly purchase a piece of protected land with the intention of developing it for residential or commercial use, then your project will never make it off the drafting table. Similarly, purchasing land without the correct zoning for your intended purposes will lead to a similarly dismal result. 

Beyond these restrictions, it is vitally important to understand the potential limitations and additional expenses with regard to infrastructure, utilities, and the state and composition of the land itself.

Some Questions to Consider

When selling land, it is just as, if not more, important to consider all of these factors, as well, so you can illustrate all the possible uses for your property to maximize the pool of potential buyers and see the greatest return on your investment

1) What am I intending to use this land for, and is it allowed under current laws?

2) Is there existing access to necessary infrastructure for what you would like to build, such as road access, electricity, water, and sewage lines?

If not, is it physically and financially viable to create such infrastructure?

3) What is the nature of the land itself, and will that cause any issues in the short and long term?

Will a high water table require flood mitigation? Does rocky and uneven soil necessitate excessive regrading and leveling before building? Will clearing native vegetation cause erosion, etc.?

4) What will the property look like in 10, 20, 50, or 100 years?

Depending on your intended use, this will either deeply affect the resale value or have an impact on younger generations of your family. How are neighboring properties zoned? Will my quiet woodland retreat be surrounded by subdivisions in 20 years? Will your business be in the middle of farmland for the foreseeable future?
